
HVAC Management for a Seafront Resort Hotel
Project Background
A two-tower, 500-room beachfront resort on the Cambodian coast had to keep guest rooms, public areas and a rooftop terrace comfortable in a climate that is hot, humid and salt-laden all year round. Sea-facing rooms carry a far heavier solar load than the shaded side, and coastal humidity turns any uncontrolled fresh-air intake into condensation, damp finishes and musty odours.
Our Solution
Every guest room runs its own DNARENS fan-coil thermostat driving a motorised zone valve, so a room can be set back while it is unoccupied and pulled back to setpoint quickly at check-in — all off a single shared chilled-water riser. Lobby, restaurants and the rooftop terrace are served by air-handling units with modulating dampers that trim outside-air intake as occupancy and outdoor conditions change, keeping the building slightly pressurised without over-drying. Dampers, actuators and coil fins were specified for coastal duty, so salt air cannot seize linkages or eat through an assembly inside a season.
Results
Guests set their own room temperature instead of living with a building-wide average, and unoccupied-room setback stops the riser from being pumped for empty floors. Modulation rather than on/off cycling also keeps fan and valve cycling — and therefore guest-room noise — well down in the rooms below.
